Jeana Keough of the ‘Real Housewives of Orange County’ TV show confirms that creditors have filed notices of default on her Coto de Caza home.
According to ForeclosureRadar.com …
- Lender Washington Mutual — now Chase — last month filed a notice of default for a $1.3 million mortgage made in 2003. Unpaid was $37,538.
- The Coto homeowner’s association filed a similar motion in April, claiming its owed $3,732.
Jeana told The Register that she recently got some paperwork from lenders and “I’m trying to doing a loan modification.”
She admits that she controls four homes — the other three are rental properties — and all are in trouble. “I think all four of my houses have notices of defaults on them, as I’m trying to get loan modifications on them. To get a loan modification you have to stop making payments to qualify. I have renters in the other three now. I don’t know if I’m going to sell it, or what I’m going to do.”
Jeana, who when she isn’t acting is in real estate sales, added: “The realty business is so bad. You’ve got to come up with $10,000 a month. It’s a tough market, everybody’s struggling. My kids don’t really need this news right now.”

- The county tax collector puts assessed value for the current tax year at $1,537,549 with a $17,286 tax levy for 2008-09.

Keough, who for four years has appeared in every episode of the popular Bravo reality TV series, said recently she didn’t think she would be returning to the show.
As for other ‘Housewives’ real estate, co-star Tamra Barney took her house in Ladera Ranch off the market in February.

It’s amazing that for the last few years she flaunted her lifestyle, giving the kids BMW’s and touting their riches, but now that the market is bad… Wait, if the other 3 homes are rented and have people living in them then why are they in the shape they are in… did the renters stop paying rent? I wonder, does she cut them a deal and tell them that she is not paying the mortgage but expect the renters to pay her?

I wonder what she was making per episode on the show? It seems like it was doing pretty good on Bravo with new episodes and reruns…where is that money?
Here is my suggestions, Sell, Sell and Sell the rentals, Take out a loan to pay off the short sales, Sell her home and pay that off and then get a job and live with in her means…. she obviously has not been doing that!

I would think that her reality tv show salary should be enough to cover her mortgage. And I don’t believe that you actually have to default to get a loan modification. That isn’t true. I think your application isn’t as viewed as a priority as those who do default but why would you be required to default to get a loan modification? I’m guessing there’s financial trouble and she’s trying to put a spin on it. Nevertheless, she’s the housewife I can actually stand versus the other catty women.

its not true you do not need to behind in your payment to get a loan modification. However you can not get a loan modification on a rental property the property has to be your primary residence and owner occupied.

Even if she arranges a mod, the market is arranging these loans with private funds - usually the same bank rewriting the terms to avoid taking on an asset that doesn’t satisfy the debt. The federal gov’t has yet to create a fund to take these toxic assets from the banks, and it doesn’t appear imminent.

Since Jeana and her family has always been sue happy…why don’t she sue her colleagues like Dealeo and other realtors for not pushing the sales of the homes she listed. Think about all the people that she put in homes they couldn’t aford just to make her commission.

make not mistake about it…the lenders are modifying one way or the other…either to the current owner, or to the short seller, or if they are real dumb dumbs, to the next owner via REO after they have spent $75,000 PER $500,000 in FC expenses PLUS 6% to the listing agent which has NEVER been Redfin…shocking I know.
It is also up to the lender and investor to approve the modification. One used to have to be in default for consideration…I do not believe that is the case any longer.

Now as far as the rent skimming goes, maybe the regulations should include any rental properties as having the rent go through the servicer first then to the owner. That way, rent skimming can be controlled.

It IS true you need to default on your loan with some lenders (but NOT Wamu/Chase) in order to get a loan mod (proves you cannot afford the payments) but to get a loan mod on her rentals? Hell NO. That is not going to happen, not under any circumstances. Those renters better be well prepared to leave at some point. I know this because I do loan mods. Jenna is lying through her damn teeth. Those Coto wives always have been an absolute JOKE and now the joke is on them. Welcome to loserville bitches.
If your lender is even thinking about performing loan mods under the government HMP program to get a piece of the bailout pie, then no you do not need to be in default. They have to review you for a mod even if you are current. However, I do agree, almost mobody is doing mods on rental property. They are too busy trying to process mods on the principal residences that people are in.

I live in Coto, my god she must be broke if she can’t pay the $216.00 month association dues. This is a shame.
If the Coto HOA dues are really only $216.00 per month, and she owes over $3,700 of unpaid dues, then that means she hasn’t been paying them for 18 months! I find that hard to believe. Maybe she stopped paying them last fall and the Coto HOA just tacked on some fines and late fees that have doubled her bill?
Surely Jeana Keough couldn’t have stopped paying her HOA dues 18 months ago!
And wouldn’t this news infuriate the other Coto residents who are still paying their dues but are now under pressure by increasing numbers of neighbors who aren’t paying anymore? Who is going to cut the grass on the traffic medians if the HOA can’t pay the guys from Santa Ana anymore?

Has anyone asked Jeana what information she gave the lender to get all five of those loans? Did she tell the truth or lie about her income, debts etc.
If she lied then she should take full responsiblity and sell those rental properties and perhaps keep her house. You and I as taxpayers should not be supporting property owners who defrauded both the lender and ultimately we the taxpayers. The banks should make her sell her assets and she needs to adjust her life and her kids need a realty check.

Disgusting- using loan modification to further a lifestyle she can’t afford. If all she owes is $37,000 on the house she lives in then I don’t see why she can’t pay it - sell a piece or two of jewelry, have a freaking garage sale, sell one of your cars or one of your kids cars - duh. If her rental properties are in default she should NOT get any break on a loan modification those were investments and apparently they aren’t panning out for her. If your stocks go down you don’t call up Wall Street for a stock modification - you take your loss and move on.

I stopped reading the posts about half way though so this may have been said by others. I hope SOMEONE tells her renters she is defaulting! This is such deceipt - if they are paying monthly rent to her and she is not making the payments they will be in for a big surprise when the sheriff comes knocking to evict them. What a scum she is. Brainless maybe? Integrity? That apparently is a word with too many sylables for her. With her sense of entitlement she deserves what she gets. As for her kids , why is she worried about whether they “need this” or not? They do need wake-up lessons so they don’t turn out to be just like her. What a defective role model.

I remember golfing with my boss, VP of a large bank/Investment firm at the Coto course, he was wondering how long it will take for the ‘house of cards” to crumble. “There is not that much wealth in OC, just equity and credit” he stated. This was in 2005! I hate to see it come true but he was prophetic that day.

Sorry people, most lenders DO require you to be in default to do a loan mod. They have no incentive otherwise to modify your loan to more reasonable terms if you are showing you can pay it. I work in the industry. Trust me. She sounds like she is saying she isnt paying to get the loan mods, but probably is also having cash flow problems since she hasnt paid taxes and HOA either… that has nothing to do w/ getting a loan mod.
I crack up when I read about these realtors who didn’t really have to do ANYTHING to get a sale and made boo-koo bucks for years and didn’t put any of it away for when the market crashed!!! If you have half a brain, you would know that the free ride doesn’t last forever………it never did!! Neighbors Are Forcing Neighbors Into Foreclosure (excerpts)
……. Homeowner association boards and their management companies defend the practice, saying maintaining the neighborhood preserves everyone’s property values.
”We have compassion for those folks. At the same time, we feel for the rest of the homeowners who are paying their dues,” said Andrew Schlegel, executive vice president for Merit Property Management, which manages more than 140,000 California homes in community associations.
In California, associations can foreclose only after 12 months of missed fees or $1,800 in back dues.
”No one wants to do this,” Schlegel said. ”It’s only coming up when people are completely obstinate about it.”
In California, Schlegel said more than 6 percent of the homes that his company manages are in some stage of delinquency with regard to membership dues, up from around 1 percent in previous years.
In many of these foreclosure cases, the homeowner’s name is on the mortgage, and the mortgage is held by a bank or other lender. But the purchase agreement says the homeowner association can haul the homeowner into court and begin foreclosure proceedings for nonpayment of dues.
If the house is foreclosed on, it is sold off, and the homeowner association takes what it is owed from the proceeds. Proceeds also go to the bank to pay off the mortgage.
Near Sacramento, Calif., unemployed state employee Pam Spanier was served with a foreclosure notice after falling more than seven months behind on her $115 monthly dues, which pay for Internet access and a golf-cart security patrol. She owes a total of $2,100, including attorney fees and fines. She is still in her home.
”I’m going to continue to look for a job and hope for a miracle,” she said. ”If it forecloses, it forecloses.”

I own a condo and have an outstanding balance of $140k, consisting of $104k primary and $36k secondary. I took the home equity to consolidate debts. At the time the property was valued at $163k but now it is valued at $134k. I’m looking to sell because i am engaged and will be moving into my fiancee’s home.
