Tamra Barney, one of the stars of cable TV’s “Real Housewives of Orange County,” has listed her home in Ladera Ranch for $1.6 million.
Barney told me that she and her husband, Simon, are trying to be opportunistic about the weak housing conditions. They hope to sell the 4,300-square-foot, 5-bedroom, 5.5-bathroom home and then pounce on one of the many bargains created by economic turmoil. (Click on the pictures above for a larger view!)
“We’ve been wanting to sell, but watching prices going down … So we’ve decided we’ll bite the bullet.”
Tamra says the couple “isn’t upside down, like a lot of people” with their housing financing – public records say the home was bought in 2005 for $1.3 million. And “if it sells, it sells. If it doesn’t, that fine, too.”
If the couple can sell the home, Tamra says, she’d like a new place that offers the family some additional privacy. The couple is raising four kids and Tamra says their current neighborhood offers little in the way of security against folks wanting to occasionally gaze at a celebrity’s home. And this Ladera home, located on a small cul de sac, often appears in the show.
“We’d (like to) pick up a foreclosure, or a vacant lot — where ever. We know we can get a hell of a deal,” Tamra says.
Part of last season’s story line on the Housewives reality show included discussion about Tamra’s work in real estate. She says that won’t happen in the upcoming season — which starts later this month on Bravo — because (1) she was unhappy about how her business acumen was portrayed; and (2) she’s taking a break from real estate as the market stays chilled. (Tamra is listed as the agent for her home.)
“It was easy money,” she says of real estate a few years back. “Right now, it wouldn’t be worth what I’d pay a babysitter.”
“I haven’t given up, it’s just that I don’t have to pound the pavement, so I won’t.”

Comps are max 1.370M for this size in Covenant Hills. After she pays the buyers commish and closing costs she is upside down. Maybe somebody will pay more to live in a Real Housewife house.

Why would she choose to live in Ladera Ranch to begin with. If you have money, live closer to the beach. If you pretend to have money, you can get a lot of square footage under 1.5 Million in Ladera Ranch.

HILARIOUS! That McMansion, wedged in between two other McMansions 15 feet on either side of the yard, isn’t worth what she paid for it back in ‘05. The tiny rooms, the small kitchen with giant overpriced commercial-grade steel appliances, and the white-bread “staging” from last years Pottery Barn catalog won’t help much, although in a realtors delusional mind that probably adds 250 Grand to her inflated asking price.
This McMansion that sold for 1.3 Million in ‘05 will be worth 850 thousand in ‘09, and 775 thousand in 2010. She won’t see her 1.6 Million asking price until around 2022.

No wonder they are selling. Mercedes-Benz sales dropped 25% last month, litterally fell off a cliff, after a year of steadily declining monthly sales in the 5-10% range. Sales at MB were already very weak and weakening month to month, and then October they just froze up completely. The poor guy is probably up to his eyeballs in debt and his paycheck just got slashed. I almost feel sorry for him, but his pretentious and fake wife kind of ruins it for me.
A realtor and a Mercedes salesman, living in a McMansion in Ladera during the great big-ticket sales crash of ‘08. It’s almost like you couldn’t write a more tragic love story if you tried.
She is way upside down on the home. On Friday a larger home on Bell Pasture in Covenent Hills sold for $1.15m. Or how about the custom 5800sq foot colonial on Forest with the original asking price of $3.8m and Washington Mutual took back for $1.8m at the trustee sale and just sold for $1.4m, the hard and soft costs were over $2m.
My dear 15 NOD’s were filed in Covenent Hills just in Sept. It’s a hard sell to move the home at this time, don’t waste your time. At best it’s going to sell for $250sq foot, and that would be a getting real lucky. You are going to need to write a check to get out of the home.

This is typical for Ladera Ranch, especially Covenent Hills. A better story than Tamra’s? How about a mortgage salesman and his wife (also in mortgages) buy at the peak with $100k down (on a $2M+ home at the time), and then go into foreclosure on it and one other place they own in south O.C that they leveraged to the hilt with trips to the mortgage ATM……what a joke. A non-Kool Aid drinking realtor friend told me their place in Covenent is likely worth $1.4M now. Gulp. Unfortunately this is a true story.
Ladera is easily the nicest off coast community in OC. And since OC is arguably the nicest county in the US then you get the point.

Her taxes are over 21K a year (and they are current). That’s over $1,750 a month for just property tax. Looking at her 1st loan amount she doesn’t own this house the bank does. Thanks but no thanks.

I am sad that their situation and many others are in the same pot. I will tell you that car sales are dead. While Simon may have been making over $150,000 a year, if he makes 12,000 a year now he is doing well. I am soooo happy we did not buy in Covenant Hills. Wait until the 73 goes thru and her house will be worth 500,000!

I wish her luck, she will need it. Most the homes in the area appear to have been on the market 150 days or more. That doenst take into account those that have been off the market than back on again.
I know a few couples like these, they are not in a good situation. Both are going through a divorce and trying to figure out who is going to be on the hook for a house that neither can afford. I hope it works out for them. I get a feeling it wont.

Plus $400 per month in Covenant Hills HOA dues.

This woman is a sham, and now that neither she nor her husband are pulling in a decent paycheck from their collapsed sham industries (realty and leased luxury cars) it should be interesting to see how long she can hang in there and keep up appearances for the viewing audience at home.

I actually like Ladera. And my previous comments were not of joy due to their misfortune in their respective industries. Auto sales and RE are fine careers…people will always buy homes and cars. Contrary to what you bears want to believe. This economic contraction is not just affecting them…there are many others who will be hurt by all of this…small business owners who own eateries, insurance companies, boutiques, etc.
No matter what many of you say here, you cannot hurt them anymore than what they have done to themselves if in fact they are facing serious economic problems. Do not take joy in the misery of others…God is keeping score. And if you do not believe in God, taking said joy just makes you appear an immature, mean-spirited “human being.”

As much I am put off by the phoney celebrity bestowed on this woman and by the starried eyed adoration by the register, I will tell you that I do feel a real sense of saddness for the people who live in Ladera Ranch. I have seen where new homes in CH which formerly sold for $1,400,000 are now being offered at $650,000 just to close out the tract. There are beautiful homes listed more than 2 years ago for $3,000,000 now selling for $1,500,000. Admittedly some of the buyers in the area were speculators but they have mostly moved on and tossed the keys back to the bank rather than go negative, leaving many families that honestly purchased a home never imagining what was about to happen, holding the bag. I had hoped that things were beginnig to improve and it appeared they were; however with the election of Obama and his tax programs I’m afraid things may get worse before they get better. Many of the people that own homes in these areas are small business owners, Obama will increase their burden. Obama wiil take away the 25/500 exclusion on capital gains thus removing any reason for people to hold on for a recovery, this will cause another round of forced sales into the market depressing prices further. President Obama may even take away the mortgage interest deduction which would be the death knell. The good news is that if these things do occur and the country slides into a deep recession, 4 years from now Obama, Pelosi, Ried, Frank and Dodd will have to set sail in the dark of night in a row boat bound for politcal asylum in Cuba.

I lived in Rancho for years and then moved to Ladera Ranch (years ago). Ladera is actually not hot like it is in Rancho. When I lived in Ladera I was working in Ranch, I’d come home from work and it would be about 10-15 degrees cooler in Ladera. You have to remember, Ladera is just a couple of minutes away from San Juan. There are even parts of Ladera that you can see the ocean. Now I live in MV but I’m just over the bridge to Ladera so that’s where I do all my grocery shopping/Blockbuster/CVS etc. Ladera is going to fall and fall hard. Almost everyone there bought in the bubble. I’ve also noticed that the women of Ladera are starting to look older than they did a couple years back, I guess they are running out of money for the botox.

I had several clients who bought in Ladera through the arms of “the liar loan”…I feel terrible for the folks who were really just trying to live the American dream and things went sour.. As for the many who bought way over their heads, I say good luck to you as you will definitely need it..
I know so many people who were doing just fine in their small Costa Mesa Homes, 100k in equity and deided to buy up and move to Newp or Turtle. Many of these guys had your typical trophy wife with the White H2 or Escalade on 22 inch rims running from play date to play date.. The Amex cards were being pushed to the tune of 6k per month while these jacks slaved away. Sadly, 80% of those “relationships” have exxpired like spoiled milk…

Her husband owns it soley, secondly he bled the equity in 2007 by refinancing the first on a 40yr mortgage and taking out a line of credit…..grand total = $1,317,500.00. Yes Ms.Bimbo I would say you are upside down because you are not going to get 1.6 for it. I guess she thought she was the only one with access to county records.

Just another point…if they bought the place for 1.3ish, the landscape job they did was no small piece of change. They are way upside down at this point. My guess is that landscape job is 200k!
That is what you call pent up supply. Hundreds to thousands of homeowners in OC waiting for the market to pick up before they list their homes - most will soon realize it will be years before the market will pick up again.

Those wanting to know the property info: contact a title company (preferably the one involved in your home) and ask them for the title report.
Ladera isn’t a bad place to buy if you understand the taxes and HOA’s involved. If one didn’t factor that in to their buying decision? That’s just bad business.
Savinginla…you can already see it happening..live…go to Redfin or Zillow and check out the newest listing and you’ll see how many are now being priced well below their comps. The smart people see the writing on the wall and are getting out now. Only problem is…the door way is too narrow so many will perish in the RE firestorm that is raging.
We live in Ladera and this summer we ran our air conditioner 3 times all summer. It really is not that hot. In the late afternoon the ocean breezes blow through. We lived in Dana Point and the weather actually is nicer in Ladera.
Also, not everyone in Ladera is upside down. We bought our home 6 years ago for $529K and homes are still selling for $950K+. I know that the early phases sold in the low $400,000’s for a homes around 3500 square feet. Ladera Ranch will go up again and is a great long term investment. Great planning and great schools!

Brad, do you really think most people think about what they pay over the term of the loan? They worry about their monthly payments. A 1.3M loan at 5% would be $7,542 plus Ladera is at about a 1.8% tax rate for property tax plus Mello Roos which is an additional $1,733 per month. So they are looking at $9,275 per month plus HOA’s and Insurance. Almost $10,000 a month is a lot of money for a house!
Which they have been paying. If they really are in trouble, which I doubt, they will soon be paying much less.

The information that people have gotten about the mortgage is more than likely from the MLS Realist. You have to be an MLS member to access the tax records. Real estate agents have access to this.
She’s just covering up her soon-to-be foreclosure for the show & she’s probably doing the show to pay the mortgage. Sad!

You don’t need to be a member of MLS to access recorded records. Anyone can go down to the county and request it. MLS pays companies like First American and Fidelity for this info. Anyone in real estate that has access to First American or Fidelity can get those records too.
Ok you people bashing Ladera, Riverside, and Victorville, you may not know that there are alot of beautiful places in So. Calif, than Orange County. Have you ever been to Temecula, it;s one of the most beautiful places I have ever seen. Orange county is not the premier be all of everything. So they actually owe much more that 1.3 mil beacuse they are deferring about 3k to 4k a month back to their principal balance. She just wants to live the OC lifestyle, good thing Simon bought her that Diamond Rolex because it may be the only thing she will have left. I see a short sale in their future.

Tamra and Simon Barney are NOT rich. They are, at best, middle class. They are typical of Ladera Ranch and other OC communities though where residents try desperately to appear a couple steps higher up the socio-economic ladder than they really are. The Barney’s were desperately trying to appear upper-middle class on their middle class Realtor and Car Salesman salaries. They lived on HELOC funny money and credit cards and the cash Bravo gave them.
Tamra hasn’t sold a house in a year, and Simon left his car salesman job at Fletcher-Jones last year just as car sales tanked. Neither of them have a college degree.
But most interestingly, their Ladera home has been taken off the market recently. There’s no info yet on whether or not the property is slipping into foreclosure, or if they are just retrenching as their value shrinks by 30% or more and the inflated price tag they had looks increasingly ridiculous.
It should be fascinating to see where the Barney’s are by the end of this year. Their son Ryan Vieth has already cemented his reputation as one of the creepiest men in South County via the medium of national television, so they might be trying to leave Southern California and their tarnished image. Stay tuned!

I believe the reason why Gretchen points you out - is that Gretchen is jealous of you. Gretchen knows that:
